Minutes for August 9, 2011
Attendance
Members present: Chairman and Planning Board Representative, Richard Sonia, Selectmen’s Representative, John O’Brien, Secretary Troy Schrupp, Mary Curtis and Carole Hopper.
Members Absent: Secretary Troy Schrupp and Staff member John Ayer, Planning Director.
Staff present: Stephanie Verdile Philibotte, Technical Assistant.
Others Present: Larry Greeley, representing the owners and application.
1. Call to Order/Confirmation of Quorum Chairman Sonia called the meeting to order at 7:23 PM. He lead those present in the Pledge of Allegiance. A quorum was established.
2. Minutes of June 14, 2011. Motion made by J. O’Brien, seconded by M. Curtis, to approve the minutes from June 14, 2011 as amended to include “None” in the space after “Members Absent”. S. Verdile Philibotte suggested that “none” is used when members are absent for clarification. The Commission agreed. Motion carried with all in favor.
3. New Business –
Chairman Sonia introduced the application.
1. Robert, David and Christopher Smart & Suzanne Melkinger
Applicant proposes to remove existing siding, trim and windows and replace with new fiber cement siding, PVC trim and solid vinyl windows on Tax Map & Lot #226-012.000 located at 122 Gunstock Hill Rd. in the Single Family Residential Zone and Historic District.
Discussion:
Larry Greeley, representing the application, explained the project is for the house only and no work is to be done with the barn at this time. He said the new siding is very similar looking to wood and it is more durable than wood. He said aesthetically, the public probably will not be able to tell the difference between the fiber siding and wood. He said the windows will have the same grid pattern as they currently do, the front door will not be changed but they will change the side lites in the front door. They will be replaced in the same pattern as exists. There also will be no work to the roof or chimneys at this time. They would like to start the project this fall because it may take a few weeks for the materials to arrive. M. Curtis asked what they plan to do with the old
windows and L. Greeley said he wasn’t sure. She advised him to contact the Canterbury Shaker Village because she thought they accept old windows from historical houses
Motion made by J. O’Brien, seconded by C. Hall, to approve the application as presented. Motion carried with all in favor.
4. Other Business:
S. Verdile Philibotte asked the Commissions’ opinion on the current application for the HDHC and offered to research other communities’ HDHC applications and compare and present them to the Commission with the possibility of a easier to use, up to date application. The Commission agreed.
The Commission noted the applicant needs to submit a letter of authorization from the property owner and to remind the applicant that once the project is complete, photographs of need to be submitted to the DPLU office. S. Verdile Philibotte would inform the applicant and remind them of the photograph requirement.
5. Adjourn
Motion to adjourn the meeting made by C. Hall, seconded by J. O’Brien. Motion carried with all in favor. Meeting adjourned at 7:40 PM.
